Bed Bugs in PG Accommodations: Why One-Room Treatment Never Works
PG hostels and co-living spaces near tech corridors face recurring bed bug issues. The science of why room-by-room treatment fails — and what actually eliminates the problem.

PG accommodations near Bangalore's tech corridors — Bellandur, Marathahalli, Koramangala — share a recurring frustration: bed bug treatment in one room, only to find the problem reappears in adjacent rooms within 3–4 weeks. This isn't operator incompetence. It's a fundamental misunderstanding of how bed bugs spread in shared housing. The solution requires a structural approach, not a room-by-room one.
Why bed bugs don't stay in one room
Bed bugs (Cimex lectularius) are hitchhikers. They don't live on hosts — they live within 5 metres of where the host sleeps, hiding in mattress seams, bed frames, skirting board cracks, and even electrical outlets. When a host becomes unavailable (sleeps elsewhere, leaves the room) or when the population in one room reaches carrying capacity, bed bugs actively seek new hosts. In PG accommodations with shared walls, this means they travel through wall voids, electrical conduit, and along plumbing pipes.
A typical PG bed-bug introduction starts with one tenant returning from travel (bed bugs are excellent luggage hitchhikers). Within 4–6 weeks, that room has a visible infestation. Treatment eliminates the visible population. But by week 8, the bugs that had already migrated to adjacent rooms — undetected — start new colonies. The original tenant's room is clear; the neighbours' rooms now have a problem.
The 3-room rule
Effective bed-bug elimination in shared housing requires treating the affected room plus the rooms on either side and the room above and below (if applicable). This is the 3-room minimum for horizontal spread, extended to 5 rooms when vertical spread is also a factor. Anything less is suppression, not elimination.
The treatment itself combines thermal and chemical methods. Heat treatment (steam at 60°C+ applied to mattress seams, bed frames, and baseboard cracks) kills all life stages including eggs. Residual chemical application (typically a pyrethroid + insect growth regulator combination) prevents re-establishment. A follow-up visit at day 14 catches any newly-hatched nymphs before they reproduce.
Cost reality check: Treating one PG room reactively costs several times more per room than a single coordinated programme covering all rooms at once. Over 12 months, reactive treatment cycles (averaging 4 cycles per affected PG) cost 3–4x more than one coordinated elimination. The math always favours the structural approach.
Tenant-cooperation protocol
Bed bug elimination requires tenant cooperation in three specific areas. First, all bedding and clothing from affected rooms must be hot-washed (60°C+) and hot-dried on the day of treatment. Bed bugs cannot survive sustained 60°C heat. Second, mattresses must be encased in bed-bug-proof encasements (available online) for 12 months post-treatment — this traps any survivors and prevents reinfestation. Third, tenants must report any new bites within 48 hours so the operator can re-inspect before re-establishment.
The most common failure point is the second step — mattress encasement. PG operators often skip this as an unnecessary expense, only to face reinfestation within 6 weeks. The encasement is the single most cost-effective prevention tool after initial treatment.
Preventive monitoring for high-turnover housing
For PG operators with chronic turnover, we recommend installing bed-bug interceptors under each bed leg in every room. These are small moat-like devices that catch bed bugs as they climb bed legs to reach sleeping tenants. Weekly inspection of interceptors provides early warning 2–3 weeks before any tenant reports bites — the difference between a 1-room treatment and a 5-room treatment.
If you operate a PG or co-living space in Bangalore's tech corridors and have faced recurring bed bug issues, we offer a free 30-minute structural assessment. The assessment covers entry patterns, room-to-room migration pathways, and a recommended treatment calendar based on your specific tenant turnover profile.
